Site off Highway 27 cleared for $16 million apartment complex with 120 units

An apartment complex under construction near Signal Mountain will give househunters another option in their quest.

Developer John Wise of Wise Construction LLC is building Hayden Place, a $16 million luxury apartment complex on Pineville Road overlooking Signal Mountain Road and U.S. Highway 27. The project is across Pineville from the entrance to Windridge Apartments.

The earthmoving work is being done by Brown Brothers Excavating, the developer said. Brown has moved about 200,000 yards of dirt on the ridgetop site, Mr. Wise said.

“I bought the property several years ago anticipating demand for apartments,” Mr. Wise said. “This wasn’t a difficult project for me. I’ve worked on a lot of difficult projects.”

Hayden Place will have 120 units in the first phase, Mr. Wise said. There will be a clubhouse with theater-style seating and exercise room, plus a zero-entry swimming pool, or a pool with a gradual grade and no steps. The pool will have a rock waterfall. The apartment also will have concierge service.

Phase 1 will open this fall, Mr. Wise said. The second phase, with 100 units, should open in summer 2010. Rent will vary from $795 to $995 per month, he said. The complex will have one-, two- and three-bedroom units, said Rick Lee of Wise Construction, the project’s designer.

Erosion Control Specialists on Thursday night finished laying 2.6 acres of a seed-fertilizer mix and coconut mats on the site, said company owner Chris Miller.

The company last year installed additional coconut mats, he said. The biodegradable coconut mats stop seeds from being washed away and prevent erosion. Erosion Control is doing similar work for the Volkswagen auto assembly plant at Enterprise South industrial park, he said.

Sewer and storm drain infrastructure are also being installed, Mr. Wise said.
